The first thing you need to do is to speak to your local council and get their permission. If you have a mortgage then you also need the lender's permission. You need to check that the deeds to your house allow business use and, if it is a leasehold property, then you may need permission from the landowner. If you're going to let out more than 3 bedrooms you have to comply quite strictly with fire regulations. You'll also need to speak to your local environmental health people about providing food for your guests.





Speak to your local Business Link about starting your business. Their advice is free and they're very helpful.





You'll need to tell Inland Revenue within 3 months of starting your business. They also run free seminars on starting in business that cover all the tax implications.





Think about why people should come to your B%26amp;B rather than others in your area. What attractions are there that you can mention in your marketing to attract visitors?

There are courses available on starting a B%26amp;B and on marketing a B%26amp;B.





It's hard work. Be prepared to be on duty 7 days a week with only a couple of hours off in the afternoon if you're lucky. You need good laundry facilities - usually two washers and driers unless you send it out, which is dearer. If you can find someone to come in to iron a couple of times a week it helps.





It's also very rewarding when you make people happy and they enjoy their stay. They recommend you to their friends, family and colleagues and so your reputation grows.

i think you do need to register with some official agency but i dont know what it is.
Id wonder weather you needed planning permission to change the house to a B%26amp;B? you certainly will need to make sure the house meets all fire and safety regulations tho as well as insurance requirements.
