How much does it cost to convert a semi-detached 3 bed house into 2 flats?

House a semi-detached to be converted in one bed flats . One upstairs and one downstairs.





to be converted in to 2 separate dwellings(one bed flats), each with their own bathroom and kitchen.





What would be the total cost for the complete job including architect ,house conversion, building work, new kitchen and bathroom purchase and installation.

40 to 50 k
your talking alot of money here mate, alot of plumbing and gas to be done, id say yer looking at about 15 - 20k
the biggest headache you got is the plumbing that's were alot of money is going to go then fixtures and fittings and building work you are looking at 20k but that could go up to 30k depending on the quality of finish you want if i were you i would get individual trades in as and when, and not go for a general contractor but that depends on how handy you are you will save a few quid by doing this
you will be looking at about 25 to 30 k by the time you have paid the architect and planning and building control every one is saying that the main cost is the plumbing but the main cost is going to be sound that means making the flats pass a current sound test which building control will make you do also you have to think about fire two layers of plaster board which has to be fixed to resilient bar it is end less, don't be scared though have a go if you make some money buy another one and do it again that's what i do for my job good luck and happy building
about 25k try not to go for the cheapest builder around look out for quality too
Roughly around 15k. If you need a good chippy, kitchen fitter, tiler bathroom fitter and plumber I am the man for the job.
